Jiupo Tian
Mr. Tian Jiupo has been engaged in the real estate development industry for more than 20 years. He has worked in several well-known real estate companies, responsible for product research and development, and management. He has a deep understanding of the core points and key elements of luxury home design and development, and has precise understanding and rich experience in the full-process real estate development management. His works, including Xishan No.1 Courtyard, Embassy No.1 Courtyard, and Beijing No.1 Courtyard, are all exemplary high-end luxury homes in the Beijing market.
Mr. Tian Jiupo currently serves as the Vice President of China Jinmao, responsible for the research and development and iteration of China Jinmao’s full product line, and is responsible for formulating and promoting the company’s innovative development strategy. Under his leadership, the Jinmao Fu 2.0 product standards and implementation work were established. Through continuous iterations, technological breakthroughs were achieved to promote the upgrade of Jinmao Fu products. He led research projects such as “Jinmao Fu decentralized exhaust research,” “Research on Jinmao Fu technology system in South China,” “Research on technology system new air volume control temperature technology,” “Optimization of technology system kitchen exhaust technology,” and “Research on Jinmao Fu smart home 2.0 standards.” Mr. Jiupo advocates the concept of “customer-oriented research and development,” focusing on customer and market demand, and innovatively develops the China Jinmao cost map, using a model based on customer->cost->product deduction to create conditions for the complete construction of the Fu series and Yue series product lines.

Future Trends in Real Estate Design
Currently, ongoing tightening policies are putting significant pressure on the real estate industry. Looking ahead, as the demand for real estate continues to shrink, the dominant force in industry regulation will inevitably shift from the government to the market, and rigorous market regulation will present new challenges for the industry.
As Adam Smith said, the root of the market lies in supply and demand. For the real estate market, the fundamental of demand is population. Over the past 12 years, urbanization rates have been a key engine driving real estate, with the rapid growth of urban residents being the mainstay of real estate development. However, facing a stable future population size and urban residential area, this path will no longer exist. Houses will return to their true essence of living, and the mainstream market for real estate will shift from essential needs to improvements. Real estate companies will inevitably transition from a “high turnover” development model to a “long-term” one. Only by focusing on customer needs and service enhancement, concentrating on product innovation, and creating real estate projects with long-term vitality can companies steadily advance against the odds.
